Coming Soon Listing Status
The property is not yet available for showings, but it is being marketed to other agents and the public as a listing that will soon be active. It allows agents to generate early interest and buzz about the property while the seller prepares the home (e.g., staging, repairs, photography). The listing can remain in Coming Soon status for up to 21 days before it must be changed to Active. The listing is visible in the MLS (and often to consumers on public sites), but showings are not permitted during this period. An agent may preview your listing while it is in Coming Soon status, but they may not share any video or photos unless they are the ones you have posted. No buyer may be shown a home while it is in Coming Soon status.

ListTrac
Sotheby’s International Realty ListTrac reports show how your listing is performing online — including views and clicks from third-party websites. These reports help you track buyer interest and are updated weekly after your listing goes live. Your ListTrac report is always scheduled out on or by the first Monday after it goes live as it takes 48-72 hours for data to synidcate from third-party sites. Please note for lease listings, Zillow does not syndicate data to Listtrac.

Lockboxes
Lockboxes can be checked out and returned at our offices at no cost. To check out a lockbox, simply scan the QR code on the lockbox, enter the serial number, and you will immediately receive the CBS and shackle codes via text and email. To return a lockbox, please bring it to your Office Manager or Front Desk Coordinator. You have 30 days from the time a property closes to return your lockbox. If you plan to move a lockbox to a new address, you must submit that request with your Office Manager or Front Desk Coordinator. There is a $99 charge on the 45th day added to your agent bill if you do not return your lockbox. At that point, ownership of that lockbox will be transferred to you.

Open House Protocol
Open house and broker open requests sent to our team via the form on Okta or the open@atlantafinehomes.com email will be entered within one business day. A confirmation email will be sent to you once it has been added to all systems. For a faster response time, we encourage you to submit your request through the form here: https://atlantafinehomessir.typeform.com/to/F2DzzWSl? Please read below for open house best practices and recommendations. For Agent’s own safety, AFH recommends that you never host an open house alone. AFH also recommends sharing the details of the open house (time, date, location) with one or more designated emergency contacts (family member, friend, co-worker). For Seller’s own safety, and to protect Seller’s possessions, AFH recommends that Seller take at least the following minimal safety procedures in conjunction with the open house: Hire an off-duty police officer or other security personnel to monitor people inside the Property (AFH and its affiliated salespeople cannot possibly monitor all people inside the Property during an open house). Remove all valuables from the Property. Placing valuables in a drawer or cabinet is inadequate. The only way to assure something is not stolen is to remove it from the Property entirely. The same applies to pets, firearms, ammunition, and medications. Remove photographs of Seller and Seller’s family members. Remove documents that contain social security numbers, account numbers, passwords, financial records, etc. from the Property. Remove (or at least password protect) computers, smart speakers, any anything else electronic that can potentially be hacked or infested with a virus. Move Seller’s vehicles off the Property and, in any event, does not leave them unlocked. Be sure all handrails are secure, all lights are functioning, and that all potentially hazardous or dangerous areas of the Property have been made safe or that adequate warnings have been posted to alert visitors to avoid any potentially unsafe areas. If Seller is using video surveillance during the open house, post a notice of such in a conspicuous area (such as at the entry of the house) and do not use any video equipment in bathrooms, powder rooms, or anywhere else where there is a reasonable expectation of privacy. Check all doors and windows after the open house to be sure they are fully locked and have not been otherwise compromised. Check and test any security system after the open house to be sure wires are not cut, contact points have not been tampered with, etc. This is not a comprehensive list of potential security measures, and Seller should take whatever additional and further measures they deem appropriate to assure their safety and the safety of their belongings.

For under contract status change outside of our company: The listing brokerage must be the one to change the status. You can reach out to the agent and ask them to do this, or you can report it anonymously in FMLS using the police icon. So for example if your buyer is mad because the house you are under contract on is still showing Active in the systems, The listing brokerage must be the one to change the status. Atlanta Fine Homes has a preferred vendor for virtual staging. This can be for outdated, vacant or new construction homes. Please email virtualstaging@atlantafinehomes.com. Sophia Hoffmann is our liaison behind that email and will submit and manage your order. The pricing is $20/photo, $30/photo if you need virtual cleaning/current furniture removed. You receive two free rounds of edits.

to order a wooden sign for your listing, upcoming listing, or to move a sign from one location to another, simply head over to Okta and click "Wooden Sign Orders." The order form link is specific to your office. This form also allows you to add riders and directionals.
